Air Conditioning (TM44)
Air conditioning inspections are a legal requirement under the Energy Performance of Buildings Directive (EPBD). This legislation is designed to improve the energy efficiency of public and commercial buildings, and reduce carbon emissions.
When Are Air Conditioning Systems Required?
As of the 1st May 2007, all air conditioning systems with an effective rated output greater than 12KW must now have their energy efficiency assessed. This will include systems consisting of individual units which are less than 12kW but whose combined effective rated output is more than 12kW.
The EPBD require the air conditioning inspections to be completed with the following deadlines;
All systems put in place on or after 1st January 2008 to be inspected within 5 years of installation.
All other air conditioning systems over 250kW output should have been inspected by 4th January 2009.
Any air conditioning systems above 12kW must be inspected by 4th January 2011.
Penalties for Non-Compliance
Building owners and facilities managers have a statutory obligation and duty of care in the operation and maintenance of air conditioning systems and are responsible for commissioning this report. If your air conditioning unit is not inspected every 5 years, you may be fined £300 per air con unit.
