Since October 2008, the Energy Performance of Buildings (England and Wales) Regulations 2012, have made it unlawful to sell or let any stand-alone building over 50m² without a valid Energy Performance Certificate (EPC). An EPC, which is valid for 10 years, measures the energy efficiency of a building, shown on a scale from A (most efficient) to G (least efficient). Failure to provide an EPC to a potential buyer/tenant can result in fines of up to £5,000. Are you aware of the upcoming legislative changes relating to EPCs?

Under the Energy Act 2011, from April 2018, amendments will be made to the EPC requirements for property owners, in England and Wales, under the name of the Minimum Energy Performance Standards (MEPS), also referred to as the Minimum Energy Efficiency Standards (MEES). This new legislation will make it unlawful to let properties with an EPC rating below E, until changes have been made to improve the buildings energy efficiency. Penalties for non-compliance with MEPS will range from £5,000 to £150,000, depending on the value of the property. Preparation is required when it comes to improving the EPC rating of a property, therefore property owners are being urged to act now so that they are compliant with MEPS by April 2018 – Compliance365 can help.
