Since October 2008, the Energy Performance of Buildings (England and Wales) Regulations 2012, have made it unlawful to sell or let any stand-alone building over 50m² without a valid Energy Performance Certificate (EPC). An EPC, which is valid for 10 years, measures the energy efficiency of a building, shown on a scale from A (most efficient) to G (least efficient). Failure to provide an EPC to a potential buyer/tenant can result in fines of up to £5,000.
